Dormer Conversion - Didsbury, Manchester

This luxurious dormer loft has created a fabulously large bedroom with elegant en suite in a 1920's semi detached house.

Client's Aims

Through careful, detailed design and consultation we achieve the clients' aims for the project. These were to:

  • To maximised the internal loft space for head height and floor area
  • To design the room to a modern style with an en-suite and a practical storage areas
  • To minimise disruption and loss of space to the lower floor when providing stair access
  • To ensure the external design is aesthetically sympathetic and complements the existing house

Spacious

Internally, the room achieved exceptional head height and space by designing up to the existing roof line and out as far as the rear structural wall.

At 2.3 metres the ceiling allows significant uninterrupted views of the sky, a view kept clear by recessed low voltage down-lights.

Design

The loft is accessed via a door on the first floor landing. The staircase has a modern, transparent glass banister that allows natural light into the stairwell; as you enter the room it also introduces engaging views of the sky.

The defining feature of the room are the set of four rear facing windows that make-up almost the entire wall. The centre two are inward opening French doors. Beyond these is a glass Juliette balcony. The windows and balcony provide panoramic views and allow natural light to flood into the room.

The room itself is spacious, light and uncluttered. The mahogany newel posts and banister supports add character, as does the chimney and stairwell area. A slim, tall vertical radiator in white is positioned on the right side of the window.

Two wooden doors lead off the bedroom. The first leads to a striking en suite with a beautiful clean design. White floor tiles match the toilet and the semi-pedestal sink which sit in a space saving recess below the ceiling. A glass and chrome shower compliments a chrome, wall mounted towel rail. Natural light enters the room via a white polyurethane frame Velux window. An extractor fan is positioned on the external wall.

The second door leads into a large walk-in wardrobe that extends into the gable roof area at the far rear of the house.

Minimal Disruption

We minimised disruption to the structure of the lower level by designing access stairs that come off the existing landing, rather than through an existing bedroom. By positioning the door at the foot of the stairs we saved space in the loft room and retained the look and feel of the landing area.

To meet building safety regulations we installed mains fed smoke detection systems throughout the house.

Aesthetically Sympathetic

This dormer extension is a significant structure that needs to blend in with the existing house. By following key design principles, using sympathetic materials and intelligent design using the effect of perspective we created a complimentary blend of the old with the new.

For example, the tall dormer windows align vertically with the expansive bay windows below. We also mimicked the appearance of the first floor gable end windows by aligning the balcony rail with the position of the transom, and copying the floor to ceiling style. The loft dormer thus appears in-character.

We coordinated materials so they appear light in nature and blend well with the existing house style. Large white windows areas appear less heavy and match the existing house style, a steel balcony and lead cladding compliment the grey/black guttering, soffits, facia of the roof area.

The client is very pleased with the result of the loft and the beneficial addition made to the family home.
