Full Roof Dormer Extension Macclesfield, Cheshire.

This is a full span dormer construction to an existing roof. The conversion required lowering of the ceilings below (additional), reinforcement of the ridge board and framing of the dormer. Price guide £17,499.

Dormer plans

The owners of this turn of the century terraced house already had the roof dormer architects plans and planning permission for this dormer extension, however the Building Control Officer immediately required revision of these dormer plans because they failed to take fully into account the inadequacy of the existing ridge-board (the wooden beam used as the main horizontal support at the apex of the roof).

To comply with Building regulations an experienced planning technician - such as our own - would have anticipated that a full-span dormer window conversion - one which extends the width of the property - would require reinforcement of the ridge board.

The BCO had plans modified to include the reinforced steel girder.

Reinforcement of roof

To install the 5.5 metre RSJ (95 kg) the roof was stripped down on the dormer side (this relieved weight) and the other roof side was shored up on its underside.

The rafters were cut out and removed so that the ridge board was released. This was replaced with the rsj (Compliant with The Party Wall Act 1996), which had pad stones located under each side. The rsj (steel lintel) was then cemented into position.

Either side of the dormer extension, substantial 6"x3" timber joists help to 'wedge-fix' the lintel.

The dormer frame was then constructed also from 6"x3" timbers and dormer cheeks added (5"x2" timber).

The opposite roof structure was then unshored and roof temporarily sealed to make weatherproof and for further internal work and insulation to be developed.

Procedure (How to..)

  1. Lower the existing ceiling joists to create additional dormer headroom (additional) to the usual quotation.
  2. Install a new loft floor
  3. Install Velux windows into one side of roof
  4. Shore up one side of roof, strip the tiles and remove joist on other.
  5. Install new steel lintel (ridgeboard) and secure
  6. Stair construction - BCO did not believe it could be done within height! but it was, due to our exceptional skills.
  7. All BCO inspection and approved
  8. Framing of dormer and building of dormer cheeks
  9. Insulation plaster boarding and plastering
